The Couve Home Sellers – Go With The Flow Part 2: Weekly

Vancouver Selling Resources

The Couve Home Selling Calendar

When deciding to finally put your house on the Southwest Washington market, does the day of the week matter? That will depend on the goals for exposure of your home and buyer trends that are mentioned in The Couve Buyer – Go with the Flow Part 2: Weekly. Think of this as our The Couve Homes Seller real estate insights, to provide unique, transparent “behind the scenes” and proactive approach to help you in selling your home in Clark County.

Go with the Flow

Once you understand the Vancouver Home Sellers – Go with the Flow Part 1: Yearly, it’ll be easier to understand the pattern for weekly. The general trend for new houses to come on The Couve Home Sellers housing market typically shows up closer to the weekend. Anywhere from Wednesday through Saturday, you’ll see an increase in housing inventory throughout Vancouver, Camas, Washougal, and the surrounding areas. Mainly, the latter part of the week is catered to buyers having more time to preview and see houses, whether private showings are open houses.

The Couve Home Sale

Going Live on the Market

Typically, you’ll see new listings go onto the market closer to the weekend. Expect to see more Couve homes available on Thursdays and Fridays, tapering off by mid-morning Saturday for that particular weekend. There’ll be some listings showing up on Wednesdays and Sundays both for interest and to capture the last-minute showings before the start of the week. There won’t be as many listings showing up on Monday and Tuesdays as they are after the weekend, and potential buyers are busy.

Your Couve House Showings

Most showings or previews with an agent are generally private and scheduled, where the lockbox has to be opened. As a Couve home seller, when occupying the house, you can expect showings to occur both weekdays and weekends. The timings of the home showings can be anywhere from midday to evenings, and can be at times on short notice or asked to be changed for earlier or later. Showings can also occur before, during, and after open houses.

The Couve Homes Open Houses

The Couve Homes Open Houses

As the weekend approaches, you’ll find that throughout The Couve, listings may have open houses. As a seller, you can decide whether to have one day or multiple days for open houses. Common days for open houses are Saturdays and Sundays, as those are the days were most potential buyers are free. To capture after-work buyers before the weekend, you can have a Twilight open house, usually on Friday in the late afternoons to early evenings.

More Eyes with Brokers Opens

Inviting other agents, realtors, vendors, and anyone else associated in The Couve area to preview is a great way to get extra eyes as well as critical feedback on your home. The honest feedback can help understand The Couve buyers market as far as wants, needs, must-haves, as well as price and condition. Broker open can occur anytime in the week from midday to evening. Typically, brokers open from Tuesday through Friday.

The Couve Home Buyer Offers

Receiving Offers

Ultimately, as a Couve home seller, you’ll want to sell your home as quickly as possible. When your Couve home appeals and excites potential buyers, as your listing agent, I would receive calls from the cooperating buyer’s agent informing me of an interest in submitting an offer. This could be the same day when your house was previewed by the buyer, later Sunday evening, or the early part of the week, such as Monday or Tuesday.

Competing for Potential Buyers

Just like other Couve home sellers, you’ll be competing for potential buyers both online and in person. When your house appeals to a variety of buyers, you are more likely to receive an offer. Potential buyers can be local neighbors, from other cities, other parts of Washington state, or even out of state.

The type of buyers that come to your Couve home will depend on what finance options were chosen. The Couve home sellers who accept the most finance options (VA, FHA, conventional, cash, etc) will have more buyers than those who choose fewer options, such as conventional and cash.

The Couve Home Strategy

When to List?

Is it better to have the home listed earlier than Wednesday? Not really, when you think about when home buyers plan their weekend, it’ll be later on during the week. What may change is if there are holidays, sports games (local, college, or professional), weather, or the time of year. The best day to list will depend based on the marketing strategy.
